RICS Home Survey Level 2

A RICS Home Survey Level 2 provides a clear, reliable assessment of a property’s condition, helping buyers understand any significant issues before committing to a purchase. It offers far more detail than a mortgage valuation, which is designed solely to protect the lender - not the buyer.

This survey is ideal for modern or traditional properties built from conventional materials and in generally reasonable condition. It highlights the most important defects, structural concerns and maintenance needs that could impact your decision or lead to unexpected costs after completion.

Our Level 2 report is produced by experienced Chartered Building Surveyors who combine technical expertise with practical guidance. We focus on clarity, ensuring every client receives a report that is easy to follow and supported by meaningful recommendations.

The survey includes a thorough inspection of visible and accessible elements, identifying issues such as damp, timber decay, movement, services condition and defects in roofs, walls, floors and joinery. Where problems require specialist investigation, we clearly flag them with reasons and suggested next steps.

Information is presented in plain English, supported by photographs, condition ratings and a summary of essential findings. This allows buyers to understand the severity of issues at a glance while still benefiting from detailed technical insight where needed.

With over 20 years experience surveying homes across Yorkshire, Result Surveying delivers trusted, RICS-compliant reports that help buyers move forward with confidence - whether negotiating, proceeding, or reconsidering a purchase.
