RICS Home Survey Level 3

A RICS Home Survey Level 3 is the most comprehensive residential survey available, providing an in-depth evaluation of a property’s condition, construction, and potential risks. Unlike a Level 2 survey, which focuses on significant visible defects, the Level 3 assessment investigates the building in far greater detail, offering a deeper understanding of current issues, hidden risks and future maintenance liabilities.

This survey is designed for older properties, buildings in poor condition, homes that have been altered or extended, or any property where defects are suspected. It is also the most suitable choice for complex, large or non-standard buildings constructed from unconventional materials or methods. The Level 3 report equips buyers with the highest level of insight before committing to a purchase.

Our Level 3 inspections are carried out by highly experienced Chartered Building Surveyors with advanced expertise in building pathology. We examine the property methodically, analysing visible and concealed elements where accessible, and assessing not just the presence of defects but their likely cause, severity and long-term implications. Our reports provide detailed guidance on repair options, priorities and anticipated future maintenance.

The survey includes an extensive inspection of roofs, walls, floors, services, structural movement, moisture pathways, timber decay, insulation performance, drainage indicators and more. Where specialist investigation is required, we provide clear explanations, technical justification and recommended next steps to prevent issues escalating.

Every Level 3 report is written in plain English, with clear recommendations, condition ratings, photographs and detailed technical commentary. Clients benefit from a practical, evidence-based understanding of both immediate problems and long-term maintenance considerations, enabling informed negotiations and confident decision-making.

With over 20 years of surveying experience across Yorkshire homes, Result Surveying delivers thorough, RICS-compliant Level 3 reports that homeowners, buyers and legal advisers can depend on.
